Schedule of Works

A schedule of works is a detailed list of all the works required on a build and could be prepared either with or without quantities depending on requirements.  They may be used alongside other documents such as specifications, drawings and preliminaries, and are likely to form part of the tender documentation and eventually the contract documents.

In the tendering process, they are generally used to obtain quotes from contractors by ensuring like for like is being quoted, making it easier to compare.

Landlords and property developers that purchase properties in need of renovation may require a schedule of works to demonstrate works that have been completed.  This is often crucial in convincing a property surveyor that the value is not what the developer paid but has increased due to the works carried out.
